Todd Conner

With 33 years of real estate experience, Todd brings a broad and unique perspective to a wide range of real estate transactions, including commercial real estate, land transactions, land development, residential properties, investment analysis, and guidance through 1031 exchanges. Whether clients are purchasing or selling recreational land tracts, exploring land development opportunities, transitioning from land into commercial real estate, repositioning real estate investments, or buying and selling homes, Todd helps guide them through the complexities of each transaction.

Todd’s experience spans a wide range of real estate markets and transaction types, allowing him to recognize how different property types, development opportunities, investment strategies, and market conditions intersect. His knowledge extends beyond land and commercial real estate to residential properties, with a particular emphasis on waterfront and water-access homes. In addition to traditional real estate services, Todd offers auction services as an Associate Broker with United Country Real Estate | Blue Ridge Land & Auction, providing an alternative strategy for marketing and selling properties when the auction method is appropriate.

Todd’s goal is to provide clients with experienced guidance, a comprehensive understanding of their options, and strategic insight to help them navigate complex real estate transactions and make informed decisions. His diverse background in land, development, commercial investments, and residential real estate allows him to help clients evaluate opportunities and pursue strategies that align with their individual real estate goals.

Throughout his career, Todd has closed more than $400 million in sales volume and has been involved in hundreds of transactions. He is a candidate for the CCIM designation (Certified Commercial Investment Member) and holds a B.S. in Business Management from the University of South Carolina, where he graduated in 1992.

Todd’s professional experience is complemented by his personal involvement in land and commercial property ownership. He owns a campground and marina on Smith Mountain Lake and has owned both commercial and land properties, giving him firsthand insight into property ownership, investment analysis, and the opportunities and challenges his clients may encounter.

Outside of real estate, Todd enjoys fishing, hunting, and spending time with his family.
